Reservations will be confirmed in writing or email. Until this occurs no booking has been made. We reserve the right to decline any online booking and refund your credit/debit card for any reason.
Provisional reservations are 'pencilled' for 1 working day only. On receiving a confirmation, an acknowledgement and receipt (where deposits are received) are sent by return.
We will always make every effort to provide Guests with the Room or Apartment of their choice, but must reserve the option of room/apartment allocation. Should it be necessary to alter room/apartment allocation, for any reason, we shall endevour to provide one with at least as good as facilities. However if this is not possible and the room has fewer facilities then we will offer a refund of £5.00 per room/apartment per night.
On the rare occasion when damage occurs, by negligence or a deliberate action taken by a Guest, which directly or indirectly causes loss to Boutique Apartments The Guest agrees to indemnify such losses, and that this forms part of the agreement at the time of booking. Losses include lost income, specialist expenses and the sourcing of alternative accommodation as necessary.
If keys are taken on your departure from the guesthouse or apartment we will deduct £50 from your credit/ switch card to cover the cost of replacement keys and inconvenience.
Boutique Apartments operates a non-smoking policy throughout the apartments. Guests are welcome to smoke outside the property, where ashtrays will be provided. In the event of a guest(s) breaching the aforementioned policy, the Boutique Apartments will levy a charge for laundry and additional cleaning to the Guests final bill. In the event of the guest's departure, Boutique Apartments reserves the right to deduct the appropriate fee from the credit card number provided at time of booking. Approx charge £50.00
For all bookings of 3 or more people at the guesthouse we take a bond of £200 on arrival to cover for any breakages, damage to the room or disturbance at night. this is refunded once the room has been checked after departure. Any guests staying will be charged a £50 fee if they cause noise or disturbance to other guests and the owners.
Where Travel or Booking Agents charge us a fee, this is added to the normal tariff charges.
Cancellation Policy
When a reservation is made, by telephone or in writing, and accepted, a contract exists between the Guest and Boutique Apartments. If for any reason the reservation is cancelled, in full or in part, a breach of contract exists. Boutique Apartments reserves the right to cancel a booking on any grounds it feels are necessary and will honor no liability by doing so. However Boutique Apartments will make every effort to find alternative accommodation for the guests, but it is not bound to do so.
Cancellations giving 28 days notice will have deposits returned in full, with no deductions. For shorter periods of notice, Boutique Apartments retains deposits.
Late Cancellations - Where notice of cancellation is received within 14 working days of the first reservation date, then the following conditions apply. Boutique Apartments will make every effort to re-let the accommodation, and therefore reduce the llikely losses for the Guest.
If at the end of the reservation period, despite the efforts made by the Guest House, the accommodation is not re-let, then the Boutique Apartments is entitled to claim damages which reflect the losses incurred as a result of the cancellation. This is the value of the reservation; less any re-let value achieved and deposits already paid.
Terms, Conditions, Contracts and Disputes are determined under Scottish Law.
The Boutique Apartments Guest House 'closes' for arrivals at 8.00 p.m., at which time outstanding reservations are assumed to be non-arrivals. Non-arrivals are 'late cancellations'.
The latest check out time is 10.00 am, unless an alternative time has been arranged with the guesthouse. Late-Check out will incur a charge equivalent to the previous days rate.
General Notes
We would suggest that Guests consider the merits of insurance cover that includes a cancellation risk
Full payment must be received within 41 days (6 weeks) of arrival date otherwise reservation will be deemed cancelled
